Do I really “own” my vacation home when I purchase fractional interest weeks?

Yes, you receive a deed just as you would if you purchased a whole ownership condominium. You will own this forever until you sell it or bequeath it in your will.

How do I know the resort will look as good as it does now, 10 years down the road?

Because the resort is controlled by a board of directors made up of other owners elected by you. The resort’s future is determined by people that have a vested, financial interest. State regulations require that an adequate amount of reserve funds are set aside from each maintenance fee to facilitate general upkeep and common item (furniture) replacement regularly.

How do I know the maintenance fees won’t “skyrocket” after I purchase?

The Department of Business Regulation for the State of Florida diligently reviews proposed condominium projects’ budgets and maintenance fee structures prior to construction. The State requires that the Condominium Association’s financial books be audited every year. In addition, a budget for the proposed maintenance fees for the following year must be sent to all owners for review and approval. The Board of Directors, made up of other owners, must vote on and approve the budget every year.

What if I can't go in any given year, what are my options?
